Zoning Classifications and Uses
CG - Commercial General
A high-intensity commercial district, providing for a wide range of retail, service, office and
commercial uses. Establishments range in size from small to regional shopping malls.
CN - Commercial Neighborhood
Provides for the development of convenience shopping and personal service needs of
surrounding residential neighborhoods. This is a low intensity shopping district (up to 10 acres).
Big box retailers, gas stations, etc are restricted from this district.
MFI - Multi-Family Low Density
Provides for low density multi-family buildings. Generally low rise, 2-3 story buildings with open
space and recreational amenities for residents.
The Stamey Site Plan contains zoning information.
The entire Stamey tract has been annexed and zoned pursuant to an Annexation Agreement with the
City of Champaign. Individual tracts will require a final platting process which is a 60 to 90
day process.
