Our clients may utilize one, many, or all of our services for their properties. As we better understand the client’s property service needs, Coldwell Banker Commercial Devonshire Realty will provide a service plan tailored to meet your needs.
Property Management
Rent collections, financial reporting, budgeting, inspections, maintenance, janitorial, accounts payable/receivable, capital improvements, lease improvements, and long term planning are among the services provided. Our Clients have the opportunity to choose those services which are appropriate to their level of participation.
Commercial Leasing
Our Commercial Leasing Department, the largest in Central Illinois, is experienced in leasing all types of office, retail, and industrial properties throughout Peoria and surrounding areas.
Property Maintenance
We provide property inspection and maintenance services only on behalf of the Owner(s). With a goal of optimizing a facility’s preventative maintenance, a facility/building manager will inspect the premises on a scheduled basis, note any needed maintenance, and follow-up on the maintenance completion. This service may also be provided without the inspection on an on-call basis.
Consultation
We provide consultation services to our Clients on matters relating to selecting a property management company, property management services, maintenance, capital improvements, inspections, and long-term planning.
Tenant Representation
We provide tenant representation in securing lease space in non-managed properties. We define the tenant’s needs, conduct a search for space to meet those needs, and assist in the negotiation of the lease for the tenant.
Condominium Management
We provide full management services for condominium associations. At the direction of the Association’s Board of Managers, we: manage the day-to-day operations of property; provide maintenance services for the property, as well as unit owners; handle all financial record keeping, such as accounts payable, accounts receivables, budgeting, reporting, etc.
Financial Reporting
Utilizing computer software designed to manage both commercial and residential property reporting, we provide our clients with detailed monthly reports. The reports are designed with sufficient detail to assist the owner(s) in gaining an understanding of the property’s performance and aid in making decisions related to the property.
Receiverships
Our management team is experienced in the management of assets through court-receivership and the foreclosure process. Acting as the Receiver, or as an Agent for an institutional investor, Coldwell Banker Commercial Devonshire Realty, provides all services needed to successfully manage the property, as well as preserve the value of the asset.
Institutional Investor REO Properties
We can provide “one-stop shopping” to our Institutional Clients by providing any services needed in the management and disposition of Real Estate Owned properties. Our experience in this area has given us the knowledge needed to provide the special needs of this type of property.
Inspections
Coldwell Banker Commercial Devonshire Realty utilizes industry-standard Inspection Forms. We provide inspection services for our Clients such as, preventative maintenance inspections, capital improvement, housekeeping, and curb appeal of the facility.
