The landlord shell shall include:

- Concrete floor slab for the front two-thirds of the space. The rear one-third left open to allow for adjustments to the plumbing by tenant.

- The demising partition will be in place, drywalled (taped and sanded) and ready for primer/paint.

- Rooftop gas-fired HVAC unit shall be provided by landlord and set on the roof with roof penetration by landlord and connector duct in place and ready for tenant's duct work. No supply or return air duct work shall be provided.

- Single electrical service. 120/208v, 3-phase, 200-amp.

- Main sanitary line and domestic water service will be stubbed into the space.
