Sewer Assessment and Street Improvements
The purchaser is responsible for the City of Champaign sewer assessment(s) for any parcel purchased. In addition should the parcel require any internal street improvements, the buyer is responsible for said costs. This would effect Tracts E, F, and H.
The Buyer is responsible for payment of the Sanitary Sewer Assessments located within the Ashlaned tracts. Currently there are two (2) assessments for the sanitary interceptor sewers located on the subject property. Click here to see the plan that outlines the location of both.
The two sewer assessments are named the "Northwest Interceptor" and the "Shurtz/Kauffmann".
The Northwest Interceptor runs north on Market Street to Olympian Drive, west on Olympian to Prospect, then south on Prospect past Meijer Drive. This entire area is serviced by the Northwest Interceptor. The Shurtz/Kauffmann is a more elaborate sewer system and developers connected to this sewer system have less development cost relative to sanitary sewer.
The Northwest Interceptor has an assessment associated with any property, within its service area. The area serviced by the Shurtz/Kauffmann have already had sewer lines run to the Northwest Interceptor and therefore developer will not have to run their sewer lines as far.
The area serviced by the Shurtz/Kauffmann will have an assessment for the Northwest Interceptor and the Shurtz/Kauffmann portion. The Northwest Interceptor assessment is $524.55 per acre plus interest and the Shurtz/Kauffmann is $1091.18 per acre. The area of the Shurtz/Kauffmann will have an assessment of approximately $1600 per acre when both are added together.
